Phase One and Two Site Assessments
Our goal in evaluating a site begins with a Phase One Investigation in which the site history is investigated to include all previous owners and potential environmental concerns. This involves searches of the property ownership history as well as site activities. The Phase One Investigation is designed to determine if potential contaminating activities occurred at the property during its history and then identify any areas of potential environmental concern. If any areas of concern are present then the Phase Two Investigation would be required. A Phase Two Investigation is recommended only after a thorough Phase One investigation is performed and only if warranted. The Phase Two Investigation would involve actual drilling, test pitting and sample collection in areas of potential environmental concern to determine if any soil and groundwater impacts are present. Soil samples would be collected according to Ministry of the Environment (MOE) regulations and compared to appropriate MOE criteria to determine the environmental condition of the property. Sufficient soil and groundwater samples are collected to determine the extent of impacts to design the most cost-effective remediation program. In some cases, it may be more cost-effective to allow contamination to remain in-place and conduct a Risk Assessment.
